The Gardens Mall, Palm Beach Gardens, Florida

Two frontages, three serving openings, and 800 amps already on the meter.

A fast-casual brand growing in South Florida was weighing a vacant restaurant unit beside one of the main entrances to The Gardens Mall. It had been a full-service restaurant, with a cooking line the brand's counter format would never use. The real question was which parts of a well-built 2015 fit-out would carry over. One visit, and a drawing set from the scan, answered it.

What We Found

What the space had to offer, and what the format needed.

01

A front door on the mall and another on the forecourt.

The unit faces two ways. Outside, a covered patio looks over the mall's landscaped forecourt and water feature, with a six-leaf bi-fold serving hatch onto a stone-topped counter, ceiling fans, festoon lighting and a gas fire pit. Inside, it fronts the main mall corridor with two bar-height glazed sectional doors and a pair of entrance doors. For a counter-service format, three ready-made serving openings across two frontages is a rare starting point.

What we recommended

Plan the layout around the existing openings rather than new ones, and take up with the landlord the center-wide removal of the shopfront coving, which would raise the mall facade from 11 feet to over 13.

02

More power and height than the format needs.

The unit has a live 800 A service at 480/277 V three-phase, far more than a counter format draws. It feeds a main panel and two 208 V boards with plenty of spare ways, all scheduled and dated. Two 2015 rooftop units give about 23 tons of cooling across 3,300 square feet. The dining room is open to a metal deck at 16'8", and the back of house has close to 8 feet of ceiling void for new services.

What we recommended

Run a load schedule against the existing boards and plan the fit-out as reuse and re-circuiting, not a service upgrade. Have the mechanical engineer confirm the rooftop units' remaining life before they are counted on.

03

The costly rooms are already built.

Two restrooms from the 2014-15 fit-out, each with two stalls, are finished in large-format porcelain with stainless partitions and are fully accessible. A two-door walk-in cooler and freezer is structurally sound, and there is a commercial grease interceptor in the service yard. These are among the slowest and most expensive parts of a mall fit-out to build from scratch.

What we recommended

Keep the restrooms and the walk-in boxes, fit new refrigeration to the boxes, and strip the previous cooking line, hoods and bar equipment the format doesn't use.

Pre-lease survey of a mall restaurant unit in Palm Beach Gardens, Florida

This was a pre-lease documentation survey of a vacant second-generation restaurant unit at The Gardens Mall, an enclosed regional mall in Palm Beach Gardens, Florida, carried out for a fast-casual food and beverage brand. In one visit we documented the 800 A electrical service and five distribution panels, the rooftop HVAC and kitchen ventilation, water, filtration, gas and hot water, the walk-in refrigeration, the restrooms, life safety and both public frontages, and captured the space in 3D. From the scan we produced a measured floor plan, reflected ceiling plan, interior and exterior elevations and a Revit model.

Water comes in at 1½ inches off a 2-inch metered line, with a commercial triple-cartridge filtration head already plumbed. The gas service is capped at the meter position, with the internal riser still in place, so reinstating it is a utility request rather than new pipework.

Delivered

The client received a narrative documentation report with a nameplate-level equipment schedule, a 3D scan, and a measured floor plan, reflected ceiling plan, interior and exterior elevations and Revit model drawn from it.

Anonymised by design. The street is named and nothing else: no occupier, suite, client or lease details. Photographs are cropped to keep tenants’ branding out of frame.

One visit, before the lease, and you know how a space fits your format: what it already gives you and what the fit-out has to add.
