The Estimating Desk — What Comes Back

Judge the work before you send us any of yours.

Most estimating services ask you to hand over a live tender on the strength of a phone call. This is the alternative: a complete pack for a demonstration project, published in full — every page, every section, every check — so you can decide whether the work is any good before there is anything at stake.

This is a demonstration pack. Every figure in it is illustrative, and every name, address and drawing number is fictional — Project Beacon and Project Halcyon are not real jobs, and the contractors named on the bid letters do not exist.

What is real is the format, the structure and the audit. A live pack is built by the same process, carries the same six deliverables and passes the same eight checks. Real client work is confidential and is never published.

Two Minutes

The whole pack, turned page by page.

If you would rather not download anything, watch it instead. No commentary and no voiceover — just the document.

Page by Page

Nothing held back for the sales call.

The US edition in full. The UK edition follows the same eleven pages against a Cat B office fit-out in central London, priced in pounds and per square metre.

UK Edition

Priced the way a UK tender is read.

Project Halcyon is a 1,400 m² NIA Cat B office fit-out in central London, returning a tender total of £1,362,900 at £974/m². Same six deliverables, same eight checks — expressed in preliminaries, provisional sums and a unit rate a UK quantity surveyor can benchmark on sight.

What the pack does not do.

It does not price your risk

Rates reflect a major-metro commercial build-out. Your labour, your supply chain and your appetite for a given job are yours to apply. The margin page exists so you can do exactly that before you submit.

It does not replace your review

The audit is a quality gate, not a commercial review. Every pack is reviewed and signed off by a career estimator before release. You review it again. It is your bid, your number and your name on the submission.

It does not survey the building

Quantities are measured from the drawings you supply. Where the drawings are thin, a site survey closes the gap — which is the other half of what we do. See the buildings →

The full liability position, the ranking of documents and the seven statements every pack is issued against are set out on the basis of estimate page.

The first one is on us.

Send one real package and get this back against your own drawings. If it comes back faster and better than you would have produced yourself, we carry on. If it does not, you have lost nothing and we part as friends.
