Commercial interior space before fit-out, showing existing conditions

Pre-Construction Survey UK — Existing Conditions Documentation Before Fit-Out Begins

A complete record of the space as it exists today — before you commit to design, before you sign the lease, before change orders become expensive surprises.

Why Most UK Fit-Out Projects Start With Incomplete Information

Outdated as-built drawings. Above-ceiling surprises discovered mid-fit-out. The cost of change orders when the design assumed conditions that don't exist. These are the predictable consequences of starting a commercial fit-out, refurbishment, or change of use without a current record of what's actually there.

A pre-construction survey gives you that record — before the design is locked in, before the contractor is on site, and before assumptions become expensive corrections.

What a Pre-Construction Survey Includes

Navigable Digital Twin

Dimensionally accurate, explorable remotely by any team member. Walk the space before you're on site.

Written Conditions Report

Findings prioritised P1, P2, P3. What matters for design decisions, what matters for cost, what matters for programme.

Above-Ceiling MEP Documentation

Thermal imaging, 360° pole-mounted capture, and borescope inspection. What's above the tile before you specify the ceiling.

Equipment and Asset Schedule

Fixture counts, makes, models, services connections. Reuse, replace, or relocate — with full visibility.

Labelled Photo Storyboard

Area-by-area documentation via ScopeWalk. Structured, searchable, shareable.

Narrated Video Walkthrough

Spoken commentary on conditions, concerns, and findings. The closest thing to walking the space with someone who's been there.

What Happens Without a Pre-Construction Survey

Three scenarios we see repeatedly:

Partition and HVAC conflict

The design assumes a partition can go where an HVAC duct runs. No one knew until the ceiling came down. Rework, delay, and a change order that could have been avoided with a single day of documentation.

Ceiling height and drainage

The lease says 3.2m floor-to-slab. The reality is 2.9m after services. The restaurant fit-out specified a dropped ceiling that won't work. Drainage runs that weren't on any drawing block the intended layout.

Equipment mismatch

The design assumes reusing existing HVAC units. On site, the equipment is different, older, or in different locations. The M&E design has to be revised. The programme slips.
