How do you survey operational hotels — can you work around occupied rooms? +

Yes. We coordinate access with your operations team and work around occupancy schedules, housekeeping routines, and guest areas. Our capture process is non-disruptive and portable. For properties with high occupancy, we can schedule the survey across multiple days to access all areas without impacting guest experience. Back-of-house and plant areas are typically documented during quieter operational periods.

What is an equipment schedule and when is it needed for hotel projects? +

An equipment schedule is a complete inventory of all installed equipment — kitchen, laundry, HVAC, plant — documented by location, make, model, condition, and services connections. For capex planning, this gives your design team and procurement team the information they need to specify replacements and plan the renovation without returning to site. It is particularly valuable for commercial kitchen equipment, which is often the most complex and costly element of a hotel renovation.

We open ceiling tiles in back-of-house areas, corridors, and service spaces to document the void above — services runs, structural elements, existing penetrations, and conditions. In guest-facing areas, above-ceiling access is coordinated with your operations team to avoid disruption. The documentation of above-ceiling conditions is often the most valuable element for renovation planning, as this is where the most expensive surprises are found during construction.
